How to Find a Home Remodeling Contractor

Referrals — from neighbors, friends, or others —are a common source when looking for a remodeling contractor. Real estate professionals also recommend contractors and may offer extra assurance from their well-vetted network.

Before you hire a contractor, schedule three to five in-person interviews, gather bids, and thoroughly check the background of any you’re considering. Google the contractor’s name and their business. See what turns up and if they have any complaints or lawsuits filed against them.

Check online reviews on Yelp, Angi, NextDoor, and elsewhere, but don’t base your decision only on those. I have been a victim on costly scam myself from a “friend” and will recommend to proceed with caution. Review sites are not all made equally, and not all reviewers are actually customers. Some review sites let anyone post reviews about the company.

Instead, I will recommend focusing on Better Business Bureau reviews and ratings. Companies pay to be a part of the BBB, and when the customer complains about services rendered, the BBB has to do an actual investigation of the situation. If the company has a bad BBB rating, this means they likely have failed to satisfy real customers who had real experiences.

You can also find out whether a contractor you’re considering has been certified by an industry organizations. For example, certification by the National Association of the Remodeling Industry recognizes highly experienced remodeling professionals who are capable of planning and managing complex remodeling projects. NARI offers a consumer search tool at its site to find remodelers in your area who’ve also agreed to abide by NARI’s code of ethics for professionalism.

Some licenses allow a contractor to do one kind of work, but not another. It’s important to know the differences between these levels of licensure and what your specific project requires. This is important because if the company isn’t bonded and an accident occurs, you’ll be on the line for the cost of repairs.

Insured: The company is protected against various risks and liabilities, such as if a worker has an accident on the job site or if they caused some sort of professional mistake.

Vague contracts: A written contract should spell out the scope of the work, materials, payment schedule, change orders, etc. If a contractor gives you a contract that is only one or two pages, that’s a red flag.

Lack of consumer protections: A contract should protect you, the homeowner, as well as the contractor. Offer a contract addendum if needed. It is recommended to include a clause that allows you to fire a contractor for shoddy work or for failing to show up at the jobsite for a specified time. Also, it is recommended the contract calls for a change order to be signed by both parties for any added fees. That will help avoid surprise invoices.

Large down payments: The contract should outline a payment schedule based on work milestones, such as when framing is completed or rough plumbing or electricity is installed. It is a red flag: having to pay $30,000 before work even started. In Nevada, all that is required is 10% or $1,000, whichever is less. Negotiate that upfront cost because if you give away too much money right off the bat, they could drag their feet or use your money for another project.

Refusal to pull permits: Many remodeling projects — like for fireplaces, outdoor kitchens, and room additions — require a permit from the city or county to ensure they’ll be completed up to code. Most remodeling contractors will file these on your behalf, but be cautious of those who don’t; it may be a sign they’re unlicensed. It is recommended having the contractor pull any permits because whoever obtains and signs for the permit is responsible for everything, including fees and fines if something ever goes wrong.

Lack of communication: If you never spoke to the contractor until after you hired him and had to communicate through a salesperson first, it is a red flag. It is recommended to add the contract detail the frequency of communication.

Failure to address lien waivers: A lien waiver can help protect homeowners in large remodeling projects. This ensures a contractor’s supplier can’t place a lien on your property if the contractor fails to pay the supplier a “mechanics lien” can be placed on your home during the remodel for this reason. The Lien can affect your ability to sell the home until it is resolved.

Low estimates: Homeowners may be tempted to choose the contractor with the lowest bid, but be skeptical. Low bids tend to be vague. They tend to just offer vague references to painting, plumbing, and electrical, with nothing broken out about the scope of work or materials used. Make sure costs are detailed.

Lack of professionalism: It may seem judgmental to assess the quality of a contractor by their appearance and first impressions, but it can be one indicator in your toolkit. If the contractor arrives late or is continually difficult to reach, that reflect on how they’ll handle your project.

Bottom Line

Looking back on my unfortunate experience I likely could have avoided some of my remodeling nightmare by spotting the red flags. Those include the lack of communication, vague contracts, and the requirement to put down too much money upfront. So, if you start to notice something isn’t right, communicate that right away to the contractor. Always follow up with a written letter that summarizes what you said and uses language like, ‘I appreciate your help,’ or ‘I appreciate your attention to this,’ and ‘I look forward to getting this resolved.’ Document and take photos.

If you come to the point to file a complaint with the Nevada State Contractors Board here is were to go to start the process

Taking steps to protect your outdoor pipes from freezing during the winter is essential. Frozen pipes are not only a major inconvenience, but they can also burst and cause significant water damage to your home—leading to expensive repairs. Fortunately, with a little preparation, you can easily winterize your outdoor pipes and protect your home from the harsh winter months. Here’s how.

1. Disconnect and Store Your Garden Hoses

The first step to protecting your outdoor plumbing is to disconnect your garden hoses. Leaving hoses attached to outdoor faucets can lead to a build-up of pressure in the pipes, which could cause the pipes to freeze, crack, or burst. After disconnecting the hoses, store them in a dry, indoor space to prevent them from getting damaged by freezing temperatures.

2. Turn Off Water Supply to Outdoor Fixtures

Next, you’ll want to shut off the water supply to your outdoor faucets and fixtures. Most homes have a shut-off valve located inside that controls the flow of water to outdoor lines. After turning off the water, be sure to open the outdoor taps and let any remaining water drain out. This prevents water from being trapped in the pipes, where it could freeze and cause damage.

3. Insulate Your Outdoor Pipes

For added protection, it’s a good idea to insulate your outdoor pipes. Use faucet covers, padded faucet socks, or pipe insulation to protect exposed pipes from freezing temperatures. These materials help trap heat and provide thermal protection. Make sure the covers are sealed tightly around the faucets and pipes for optimal insulation.

4. Turn Off Your Sprinkler System

If you have an automatic sprinkler system, it’s important to shut it off and drain the pipes before winter arrives. This is one of the most critical steps to winterizing your home, as sprinklers are especially prone to freezing. Follow these steps to winterize your sprinkler system:

Shut off the water supply at the main valve, which is usually located near your water meter.

Turn off the automatic timer or set the system to “rain mode” so it doesn’t try to run during the winter.

Drain the system to remove any remaining water. There are three common methods for draining your sprinkler system—manual, automatic, or blow-out. The blow-out method, which uses compressed air to clear the pipes, typically requires professional assistance.

Finally, be sure to insulate above-ground components, including the main shut-off valve and any exposed pipes. If you have a backflow preventer, make sure the air vents or drain outlets aren’t blocked so they can function properly.

5. Keep Your Home Warm, Even When You’re Away

If you plan to be away from home during the winter, whether it’s for a weekend or an extended vacation, make sure to set your thermostat to at least 60 degrees. Even if you’re not home, keeping your house warm enough will help prevent the indoor pipes from freezing. The temperature inside can drop quickly when the house is unoccupied, so setting the thermostat properly is a simple way to avoid potential damage.

Conclusion: Simple Steps to Prevent Big Problems

Winterizing your outdoor pipes is a straightforward task that can save you a lot of headaches—and money—down the road. By disconnecting hoses, shutting off outdoor water, insulating pipes, and properly winterizing your sprinkler system, you can protect your home from freezing pipes and avoid costly repairs. And don’t forget to keep your home warm if you’re going to be away during the winter months. Taking these simple precautions will ensure that your plumbing stays safe all winter long!

Why You Should Replace Your Filters Regularly

Over time, air filters in your heating and cooling systems collect dust, pet hair, and other particles. This buildup can restrict airflow, making your system work harder to maintain the desired temperature. When airflow is blocked, not only does the unit become less efficient, but it can also put strain on the motor, which could lead to costly repairs or even premature breakdowns.

Keeping your filters clean ensures that air flows freely, helping your system run at its best. It also improves the air quality in your home, which is particularly important if someone in your household has allergies or respiratory issues.

How Often Should You Replace Your Filters?

The general recommendation is to change your filters every 90 days, but this can vary based on several factors:

If you have pets, especially ones that shed, it’s a good idea to replace your filters more frequently—about every 60 days. Pet fur and dander can quickly clog filters, reducing efficiency.

For households with allergy sufferers, changing filters every 20 to 45 days is beneficial. A fresh filter helps trap more allergens and keeps indoor air cleaner, which can ease symptoms.

High usage seasons, such as summer and winter, might also require more frequent filter changes. During these months, your heating or cooling system works harder, which means the filters will need replacing more often.

Changing Filters Is Easier Than You Think

The good news is that replacing your heating and cooling filters is a quick and easy task. Filters come in standard sizes, and the size is clearly marked on the side of the filter, so you can easily find the right one at your local hardware store or order it online.

Simply turn off your HVAC unit, remove the old filter, and replace it with a new one. Most systems have the filter located behind a grill or panel near the air intake. If you’re unsure where yours is located, your user manual will guide you.

Stay on Track with Preventative Maintenance

To make home maintenance easier, especially when you’re juggling other tasks, having a checklist can be a huge help. Many homeowners use a maintenance checklist, phone apps or just the email calendar to remain to stay on top of essential tasks like replacing air filters.

Keeping a regular schedule not only ensures that your heating and cooling systems run smoothly but also helps you catch any potential issues before they turn into expensive repairs.

Conclusion: A Little Maintenance Goes a Long Way

Replacing your HVAC filters regularly is a small task with big benefits. It helps your heating and cooling systems run more efficiently, improves air quality, and prevents costly repairs down the line. Whether you do it every 90 days or more frequently based on your home’s needs, taking a few minutes to change your filters can make a world of difference in maintaining a comfortable and healthy living environment.

With the scorching summers and nearly year-round sunshine, cooling costs can skyrocket. I’ve heard a lot about solar panels as a possible solution, but I still have questions. Do they really benefit homeowners? What are the pros and cons? And, more importantly, when can I expect to see a return on my investment? After some research, here’s what I’ve learned.

Do Solar Panels Really Benefit Homeowners in Las Vegas?

Las Vegas has over 300 sunny days per year, making it one of the best places to consider going solar. For homeowners, this means plenty of opportunities to generate electricity from the sun. But does it actually translate into savings?

Yes, solar panels can significantly reduce or even eliminate your monthly electric bills, depending on how much energy your home uses and the size of your system. Nevada also has a net metering policy, which allows homeowners to sell any excess power they generate back to the grid. That’s a nice bonus!

But before rushing into a decision, there are a few key things to consider.

What Kind of Contracts Are Available for Solar Energy?

When exploring solar energy, you typically have three main options:

Purchasing Outright: You own the system entirely and benefit from all the energy savings and tax credits. However, the upfront cost is higher.

Solar Loans: A loan allows you to pay off the system over time while still owning it. You still get to claim tax credits, but monthly loan payments may reduce short-term savings.

Leasing or Power Purchase Agreement (PPA): A solar company installs panels on your home, but they retain ownership. You pay a monthly fee or purchase the electricity at a reduced rate. The downside is you may not qualify for tax incentives, and the long-term savings are less than if you owned the system.

What Happens If I Sell My Home with Solar Panels?

Selling a home with solar panels can be both a selling point and a challenge. If you own the system, it typically adds value to your home, and buyers may see it as an asset due to lower energy bills. However, if you’ve leased the panels or entered into a PPA, it can complicate the sale. The new homeowner would need to assume the contract, which may deter some buyers.
